
In a landmark move to ease residential construction, the Uttar Pradesh government has announced major amendments in its existing building bylaws, offering more autonomy and freedom to homeowners, architects, and developers.
The new policy, which has been long-awaited, replaces outdated restrictions that often hindered house planning and approvals, especially on smaller plots.
What’s Changing?
Previously, strict rules limited the percentage of ground coverage and height for residential plots. For instance, plots of 200 square meters or less could only utilize 65% of the land for construction. The new rules allow:
- ✅ Up to 85% ground coverage for plots up to 130 sq. meters
- ✅ Relaxed construction on plots up to 135 sq. meters, allowing up to 70 sq. meters of built-up area
- ✅ 100% house construction approval for certain plot sizes
- ✅ Simplified setback rules
- ✅ Permission for stilt parking, lifts, and basements
These changes are expected to significantly benefit individual home builders, who can now construct homes tailored to their personal needs without unnecessary red tape.
Architects & Builders Also Benefit
The new guidelines also provide relief to architects and civil engineers. Now, self-attested building maps will be accepted, removing the need for multiple inspections. This reform promotes faster approvals and reduces corruption in the sanction process.
“People will now have the freedom to build as per their needs. This change is not only practical but people-centric,” said Pramod Kumar, Deputy Secretary of the Urban Planning Department.
