On every Ekadashi, hordes of people come in and around the narrow lanes of Banke Bihari Temple. Recently, people have begun to ponder a new question while returning home: should we invest in property in this area?
A story on NDTV elaborated on the real estate boom taking place in Vrindavan, and that’s also evident from the statistics. If you are thinking of investing in real estate in this holy town, here is all that you should know, along with things to check before you invest any amount.

Why is everyone suddenly looking at Vrindavan?
1.Development of the Banke Bihari Corridor has begun
On May 15, 2025, the Supreme Court granted clearance for Uttar Pradesh to utilize funds from temple resources for securing five acres of land in the vicinity of the temple.
The entire project will cost UP more than ₹500 crores, covering the stretch of land from Yamuna River to the temple and capable of accommodating around 50,000 visitors at a time.
This is significant as currently the temple attracts 30,000 to 40,000 visitors every day, which increases substantially to 1.5 lakh on the weekends and can swell to as many as five lakh on Janmashtami.
The formalities for registering the first piece of land for the corridor were completed in January 2026. Although still not operational, it has certainly been initiated.
2. Getting to the destination is becoming easier
Recently the state has announced the upcoming six-lane Jait-Yamuna Expressway along with the upgrading of the four-lane road in Vrindavan worth ₹210 crore.
The introduction of Noida International Airport at Jewar and the planned Heritage City by YEIDA also tend to decrease the distance travelled by tourists from NCR.
3. The arrival of international hotel brands
IHCL will open a 135-room Vivanta hotel, ITC has announced a 100-key Fortune hotel, and IHG is planning to open a 130-room voco hotel, which is scheduled for opening in 2031.
Research experts claim that the tourism industry is likely to increase the number of guests from NCR by 4.5 times to around 11 crores within the next ten years.

A 1 BHK flat rents for about ₹24,000 a month on average. Quick tip: plots are usually quoted per sq yard (gaj), and 1 sq yard equals 9 sq ft. Convert before you compare.
Plot, flat or shop: what fits you?
- Plot: best if you want to build later or hold long term. Pick gated, approved layouts over loose plots.
- Flat or studio: easiest to rent to pilgrims and visiting families, with low upkeep if you live elsewhere.
- Shop near temple routes: the highest footfall, but confirm it sits outside the corridor's acquisition zone.
