A massive boost for infrastructure and real estate in the Braj region as Yamuna Authority plans to scale up the Heritage City project from 750 acres to 3,000 acres.

In a significant development for the Mathura-Vrindavan region, the Yamuna Expressway Industrial Development Authority (YEIDA) is set to drastically expand the scope of the proposed Heritage City in the Raya Urban Center. Recognizing the skyrocketing demand for residential and commercial space in the holy city, the board is moving to increase the project area by four times its original size.

From 750 Acres to 3000 Acres: The Big Shift

Originally, the Heritage City was planned to be developed over an area of 750 acres. However, keeping in view the massive influx of devotees and the growing demand for real estate in Mathura and Vrindavan, officials have revised the blueprint. The new proposal aims to expand the area to approximately 3,000 acres.

This expansion is designed to achieve two goals:

  • Preserving Culture: To develop a city that reflects and preserves the rich cultural heritage of Braj.
  • Meeting Demand: To provide a larger inventory of plots for residential, commercial, and institutional use to accommodate the growing population and tourism.

Development on PPP Model

The proposal, placed in the YEIDA board meeting chaired by Alok Kumar (Principal Secretary, Industry), suggests that the facilities within this expanded city may be developed under a Public-Private Partnership (PPP) model. The chosen location in the Raya Urban Center is considered ideal due to the availability of land and its proximity to existing road networks, ensuring seamless connectivity for future residents and pilgrims.

Other Key Highlights from the Board Meeting

Beyond real estate, the board meeting also focused on green energy and homebuyer relief:

  • Green Transport Revolution: In a first for Uttar Pradesh, a pilot project to run Hydrogen Fuel Buses in Yamuna City was proposed. These buses, to be supplied by NTPC, will connect to the Noida Airport. Interestingly, the hydrogen fuel is planned to be generated using treated water from Sewage Treatment Plants (STPs).
  • Relief for Stalled Projects: The board also discussed solutions for stuck real estate projects, with the aim of restarting the registry process for hundreds of families who have been waiting for possession.
  • 'One Map' Launch: A new portal named "One Map" is set to be launched to monitor all development works and facilities through a single digital window, increasing transparency for the public.

What This Means for Investors

This expansion is a clear indicator of the government's aggressive focus on developing the Braj region. For investors, the expansion of the Heritage City from 750 to 3,000 acres signals a massive upcoming supply of legal, organized real estate inventory. It reinforces the trend that Vrindavan is not just a spiritual destination, but a rapidly evolving urban center with high-growth potential.
